The size limits for single-storey rear extensions under permitted development has increased from 4 to 8 metres for detached homes and from 3 to 6 metres for all other dwellings. Any extensions within these new size guidelines need to go through the following steps:

• the homeowner must notify their local planning authority and provide a description and site plans of the proposal, together with the addresses of adjoining properties and contact address for the developer.

• the authority might ask for further information and will then serve notice to the adjoining properties (and copy in the developer), providing the above information (together with relevant time limits)

• an adjoining neighbour can raise an objection within (a minimum period of) 21 days and the authority will reach a decision based on this. • the developer can go ahead if notified of such a decision in writing by the local authority, or if no response is provided by that authority within the 42 day determination period

• if permission is refused, an appeal may be made by the developer

Any work then completed must be in accordance with the details provided and within all other relevant limitations and conditions applying – and must be completed by 30 May 2016 (the developer needs to advise the local authority of this completion).

The only conservatory cleaning tips you need

A grubby conservatory is never going to be pleasant to sit in, but when it comes to cleaning, things can be a little bit tricky. With a little time, a decent hoover and a feather duster, it’s easy enough to keep the inside of your conservatory spic and span, but what about the outside? To help you clean your conservatory like a pro, we’ve compiled a few top tips.

1. Avoid the lure of the power washer

You may be tempted by their promises of blasting off the dirt in minutes, but using a power washer on your conservatory can be a costly mistake. Power washers are strong and the force they use to clean could be too much for your conservatory so it’s best to steer clear. If you do use one, you could find that your conservatory panels get dislodged and this can be pricey to fix. Instead, it’s time to employ a bit of elbow grease. You’ll need a telescopic window cleaner and UPVC/window solvent cleaner to help shift the dirt. Start from the top and work downwards – that way the glass panels at the bottom will have had a good soaking before you tackle them, so they’ll be easier to clean. It uses daylight and rain to break down and wash away organic dirt. Instead, use a ladder to climb up to roof level, use a brush to sweep away any dirt and then use your telescopic window cleaner to reach up to the roof and give it a good wash down.

3. Clean the gutters

Gutters can easily become cluttered with leaves and moss so make sure you give these a good clean out – especially in autumn when the leaves are falling.

4. Tackle moss

Treat your conservatory with a solution to remove moss and mould. This should be applied after you have swept and washed your conservatory, and it will hopefully help prevent any future build-up.

5. Inside

Check the inside of your conservatory for any moss or mould. If your conservatory is poorly ventilated this could be a problem. A raised base will ensure that your walls are able to withstand the weight of your conservatory, and will render your ground type unimportant. If your land comprises loose and unstable earth that is prone to erosion, a raised base will be essential, as, without it, you would not be able to build your dream conservatory.

While a raised base conservatory is associated with a wide range of benefits, it will be more difficult to install than a standard concrete base conservatory. However, a conservatory will improve both the interior and exterior of your property, therefore, the installation will be worth the expense, and may even add to the value of your property in the long run. Eradicating Condensation Problems in Your Conservatory

Condensation on conservatory windows is a common problem, and can often be worse in the winter when the temperature is lower. Designed to be both watertight and air tight, a conservatory has no natural ventilation and so is prone to condensation – especially when the door from your home through to the conservatory is left closed most of the time. There are ways of keeping the problem to a minimum, though, as we’ll describe below…

The best way to keep your conservatory condensation-free is to make sure that the room is well ventilated – and the same applies to the rest of your home too. Keep the room warm and leave the windows ajar slightly: this may seem strange, but it will help the air to circulate throughout the room, banishing your condensation problem. If you’re building a new conservatory or refurbishing an existing one, consider using trickle vents on the windows and doors, which will allow air to flow more freely than if the room had no ventilation whatsoever.

If possible, ventilate your home thoroughly when bathing, doing laundry and cooking, to avoid the unnecessary build-up of excess water. Keep doors through to the conservatory open where possible so that air can flow freely, and you’ll find that the problem is reduced in a very short space of time.

If you are struggling with very bad condensation in your conservatory, then a dehumidifier will help you to get rid of the problem. Dehumidifiers remove excess moisture from the air, thereby preventing it from settling on the windows as condensation. You can either buy a dehumidifier, or choose to rent one.

You should also avoid filling your conservatory with too many plants, as they will contribute to the build-up of condensation.
